Agreement to Terms

By using our website or engaging our services, you agree to be bound by these Terms of Service. If you do not agree, please do not use our services.

Services

5 Star Hosts provides property management services for short-term rental properties, including but not limited to listing management, guest communication, cleaning coordination, and revenue optimisation.

Management Fee

Our standard management fee is 12.5% + GST of booking revenue (excluding cleaning fees paid by guests). Specific terms will be outlined in your service agreement.

Owner Responsibilities

Property owners are responsible for:

• Maintaining the property in good condition
• Providing accurate property information
• Ensuring legal compliance (council approvals, insurance, etc.)
• Paying utility bills and property expenses

Our Responsibilities

We will:

• Manage bookings and guest communication
• Coordinate cleaning and maintenance
• Optimise pricing and occupancy
• Provide monthly financial reporting
• Act in your best interests at all times

Limitation of Liability

While we take every care to protect your property, we are not liable for damage caused by guests or third parties beyond our reasonable control. Property owners are responsible for maintaining adequate insurance.

Termination

Either party may terminate the service agreement with 30 days' written notice, unless otherwise specified in your agreement.

Governing Law

These terms are governed by the laws of Queensland, Australia.
